CM3 Consultancy works with private clients and self builders who want clarity around cost, procurement and delivery before problems arise. Some clients need early cost advice. Others want ongoing support through design and construction. Our role is to reduce uncertainty, protect budgets and help projects run properly.

Why Professional Support Is Often Missed on Self‑Build Projects

On private residential projects, cost planning and project management are often seen as optional. Many clients assume that an architect or a contractor will manage costs as part of their role.In practice, this is where problems begin. Design develops without clear cost control. Budgets are based on estimates rather than structured cost plans. Procurement decisions are made without understanding the commercial risk. Costs increase gradually and by the time this becomes obvious, the opportunity to correct it has passed.CM3 Consultancy exists to bring commercial structure into private projects where it is often missing.

Starting Line Cost Plan

A starting Line Cost Plan is an early-stage estimate of how much your project will cost . This is carried out at the conceptual stage of the Project , and is a Financial Outline , helping the Client understand affordability and how funds are allocated . It’s the commercial foundation to a successful project , being completed within Budget .   A Cost Plan keeps the project realistic, controlled, and on track from Day one . 
Developed Cost Plan
The Cost Plan will develop as the design proceeds , refining Specifications where needed . This Elemental Cost Plan will be detailed and based on agreed Specifications and Designs . We will liaise with you and your Designers to capture all costs and produce a Financial Roadmap for your project – it will tell you how much you will spend , where and when .   

Procurement Routes 

We can advise and help you chose the most suitable way to build out the scheme . Who to trust , who to appoint and in which manner to complete the works . 

Project Manager & Main Contractor 

We can advise and help you chose your Main Contractor , if that’s your chosen procurement route.
 Provide Project Management and Commercial support overseeing the appointed Main Contractor.
We will attend site periodically to review progress and quality of work , on your behalf . 
We will certify the Main Contractors monthly applications for Payments and make sure they are fair and in line with production . 
As a guide, the Fee would be 2- 4% of the construction Cost, dependent on Client’s requirements , and our involvement .  
Construction Management
Construction Management is our favoured procurement route , and this is a lot more involved and would attract a fee 5%-10% . Construction Management is where CM3 Consultancy Ltd procures and Manages the Domestic Trades on behalf of the Client .
Individual Trades are appointed and paid directly by the Client 
Cm3 Support the Site Manager , managing and Coordinating the trades and Supply chain . 
CM3 keeps the project on Schedule, controls costs, and ensures quality and Safety .
 We would suggest only suitable for experienced Stake Holders , or commercially aware Clients that fully understand the Role

Open Book Construction and Principal Contractor

CM3 Consultancy Ltd can offer the role of Principle Contractor , providing Open Book Construction at Cost +12.5 % .
CM3 appoint and Pay all the Trades and Supplies to complete the Works . 
CM3 supply Site Management and coordination of all the Trades 
CM3 Insure the works and take on all Health and Safety responsibilities’   
One monthly payment made by the Client for the expenditure, aligned with work completed .   
This solution is still a partnership with the client ,providing Best Value , but with less of a time commitment for the Client , than that of the Construction Management procurement route.

It is a structured conversation that covers common mistakes, procurement choices, cost planning basics and risk areas on private projects. The Masterclass is an opportunity to speak directly with an experienced consultant, ask questions, and gain clarity before committing to professional services or construction decisions. For some clients, this session is enough. For others, it becomes the starting point for ongoing support.
